Your Path Forward

If you have equity in your home

You may be in Pre-Foreclosure or “soon‑to‑be” Pre‑Foreclosure but still have equity. In that case, you typically have two main paths:

  • Traditional Sale
    Work with an experienced real estate professional (Realtor) to price your home near market value, attract qualified buyers, and aim for a timely contract and closing. This can be a strong option when your home is in good condition with minimal deferred maintenance or updating needed.
  • Cash Buyer Sale
    Partner with an experienced Realtor who can connect you with vetted cash investors looking for homes they can update, renovate, and resell. This can be ideal when life circumstances have led to deferred maintenance or needed updates that make it harder to attract traditional “move‑in ready” buyers.

If you owe more than it's worth

If you owe more than the current market value and are in Pre‑Foreclosure or “soon‑to‑be” Pre‑Foreclosure, a Short Sale may be available. In a Short Sale, you work with an experienced Realtor and your mortgage lender to sell the property for less than the amount owed, with the lender’s approval, to avoid foreclosure and a Trustee’s Sale.

Timing in Colorado

If you have already missed a mortgage payment in Colorado, you generally have about 110 days to resolve the delinquency before a Trustee’s Sale and possible eviction. There is often still time to act in most situations, especially if you start the process early and have guidance.

* A former primary residence that later became a rental or investment property or a property purchased with the intention of being an investment property MAY also qualify for any of these three options, depending on your lender’s guidelines and your particular situation.
